    The Costa del Sol is a region of Spain, located in the southern part of the country – in Andalusia. The coast of the sun, stretching from Gibraltar to Cape Cabo de Gata. The Costa del Sol, naturally divides into two parts:

    • western (Costa del Sol Occidental) – modern, cosmopolitan and with luxury resorts – led by Marbella,
    • eastern (Costa del Sol Oriental) – quieter and more intimate, with traditional buildings, mango and avocado plantations and rich landscapes.

    Bridging the gap between the two is Málaga – the region’s capital, centre of culture, business and the main transport hub for the entire coast.

    The choice of location has a key impact on lifestyle, everyday comfort and the investment potential of the property.

    Western Costa del Sol (Occidental) – luxury and cosmopolitan lifestyle

    It comprises nine municipalities, lying to the west of Málaga. These are (looking from west to east): Manilva, Casares, Estepona, Benahavís, Marbella, Mijas, Fuengirola, Benalmádena and Torremolinos.

    It is here that the key tourist infrastructure, yacht marinas, more than 50 golf courses and the most prestigious resorts in Spain are concentrated. The region generates the highest demand for holiday rentals and has the highest property prices on the Costa del Sol.

    Excellent communications with Málaga airport, the Cercanías railway line (to Fuengirola) and the A-7 and AP-7 motorways provide convenient travel along the entire coast.

    The heart of the Western Costa del Sol is Marbella – a symbol of luxury and high quality of life.

    Marbella – prestige, comfort and lifestyle all year round

    This is the heart of the Costa del Sol – a place that combines exclusivity with comfortable living. It is home to many international schools (e.g. Swans International School, Aloha College), private clinics, golf clubs, restaurants and boutiques – making it one of the most desirable addresses in Europe.

    Marbella combines the exclusive character of a resort with a full infrastructure for year-round living. Each neighbourhood of Marbella has its own unique character.

    Golden Mile

    A prestigious area between the centre of Marbella and Puerto Banús. This is a premium address – number one on the Costa del Sol, with property prices ranging from one and a half to as much as several tens of millions of euros.

    The region is distinguished by luxury villas and flats overlooking the sea or mountains, including the most expensive estates (such as UNO, Epic by Fendi or Desigh Hills), as well as exclusive hotels: the Marbella Club, Puente Romano (with its famous tennis club and beach club) – this place is the cradle of Marbella.

    It is also home to many Michelin-starred restaurants, trendy beach bars and unique nightclubs.

    Sierra Blanca / Cascada de Camoján / Nagüeles

    The exclusive and gated neighbourhood, located above the Golden Mile, at the foot of the La Concha mountains, provides spectacular views, security and privacy, with prices for residences starting at €5 million.

    The district is characterised by prestigious villas with spectacular sea views. It is a very quiet and safe neighbourhood, popular with celebrities, families with children or premium investors.

    Puerto Banús

    A luxury marina and entertainment centre. Here you will find flats overlooking the marina, shops of global brands (Dior, Louis Vuitton, Gucci, Hermès), restaurants, clubs and casinos. Property prices range from €700,000 – €2 million.

    Nueva Andalucía

    The green 'Golf Valley’, famous for its elegant villas and flats, surrounded by renowned golf courses. Property prices range from 600,000 to as much as several million euros.

    The area is known for its modern estates, elegant villas and flats with mountain views. The proximity to schools, shops, gyms and restaurants further adds to the area’s appeal.

    San Pedro de Alcántara

    It is a quiet Spanish town, located just on the western border of Marbella – with a seaside promenade, local shops, schools and restaurants.

    The safe neighbourhood and the city’s great location, close to iconic sites such as Puerto Banús, create an ideal space for families with children.

    The slight remoteness from the city centre influences more affordable property prices compared to Marbella – ranging from €500,000 to around €4 million.

    Guadalmina – elegance and investment stability

    Guadalmina is one of the most renowned neighbourhoods in western Marbella.

    It offers classic villas, flats and golf courses in the price range of 500,000 to as much as several million euros, as well as direct access to the beach in the Guadalmina Baja section.

    It’s a great location for families – close to international schools, shops and infrastructure – and one of Marbella’s most investment-stable zones.

    Marbella East – beaches, nature and privacy

    The eastern part of Marbella offers beautiful beaches and more greenery. We recommend a summary of some of the most popular estates, adjacent to the surrounding beaches:

    Benahavís – a green enclave and prestige

    Benahavís is a small municipality – located in the mountains, a few kilometres from the coast – known for its exceptional privacy, luxury and natural surroundings. It is considered one of the safest and most prestigious places on the Costa del Sol.

    As well as being recognised as a green oasis of tranquillity with views of the sea, mountains and exclusive golf courses, it is also renowned for its excellent restaurants.

    The town is often referred to as the 'culinary capital of the coast’, with property prices ranging from €500,000 to several million.

    La Zagaleta – the absolute pinnacle of luxury

    This is the most luxurious and gated urbanisation in Europe. There are two private golf courses – La Zagaleta Old & La Zagaleta New, an equestrian club, a helipad or 24-hour security, and this is only part of the facilities on offer.

    Residences cost between a few and tens of millions of euros – the address of choice for billionaires and the world’s elite.

    El Madroñal – prestige and natural elegance

    An equally exclusive but more accessible alternative is El Madroñal. Here you will find elegant villas with large plots of land and panoramic views, with prices ranging from €3 million to €10 million.

    New Golden Mile & Estepona – modernity and authenticity

    Sotogrande

    This is one of the most prestigious locations on the Costa del Sol, known for its privacy and high quality of life.

    It is the destination of choice for those seeking tranquillity away from mass tourism. It is famous for its excellent golf courses, including Real Club Valderrama and La Reserva Club Sotogrande. It offers wide, sandy beaches and elegant beach clubs.

    They are characterised by a wide range of properties – also affordable, in the €400,000 to €2 million range.

    Benalmádena – entertainment centre of the coast

    A modern marina, cable car, parks and children’s attractions are just the beginning of the advantages of this town. You will find flats with sea views, as well as apartment buildings with swimming pools.

    A wide range of restaurants and bars and other attractions, as well as good transport links to Malaga airport, attract younger investors and families with children. Properties here cost between €400,000 and €2 million.

    The eastern Costa del Sol is well connected to Malaga. The C-1 railway line (Cercanías) connects this town with Torremolinos, Benalmádena and Fuengirola. The train from Málaga airport to Torremolinos takes about 10 minutes, and the entire route from Málaga to Fuengirola takes about 46 minutes.

    It is a region with excellent infrastructure and communication. Promenades, restaurants, schools and a wide range of properties are further assets of this area. Benalmádena is an ideal address for families as well as investors looking for rental properties.

    Calahonda and Riviera del Sol – convenience at a good price

    A popular neighbourhood between Marbella and Fuengirola with gated communities, tennis clubs, proximity to the beach, shops or restaurants, it attracts people looking for comfort at a reasonable price – also for rent.

    Málaga – capital of the Costa del Sol

    With a population of almost 600,000, the city is the capital of the province and the natural centre of the Costa del Sol. Málaga is the sixth largest city in Spain and, with the agglomeration, has almost one million inhabitants. Property prices range from 400,000 (for a small studio) studios to luxury flats for several million euros and villas in the price range of 2-5 million euros.

    The capital attracts tourists with its rich cultural heritage (Centre Pompidou Málaga, Picasso and Carmen Thyssen museums, monuments) or the Muelle Uno harbour and promenade. Málaga-Costa del Sol Airport handled nearly 25 million passengers in 2024, becoming Spain’s third most popular airport.

    Málaga is the cultural and transport hub of the region. The airport – serving more than 20 million passengers a year, the Picasso museums, the Centre Pompidou, the Muelle Uno harbour and a modern urban infrastructure make it one of Spain’s most dynamic cities.

    The intimate Costa del Sol Oriental, or eastern Costa del Sol

    The eastern part of the coast, also referred to as Costa del Sol Oriental or Axarquía costera, comprises five municipalities east of Málaga: Rincón de la Victoria, Vélez-Málaga (with the coastal district of Torre del Mar), Algarrobo, Torrox and Nerja. They are integrated into the comarca Axarquía, which has a total of 31 municipalities.

    Costa del Sol Oriental has a more intimate character. A less developed tourist infrastructure and lower property prices attract families and those seeking tranquillity. Resorts such as Torrox and Nerja have retained their fishing tradition, while inland there are white villages (e.g. Frigiliana, Cómpeta, Sayalonga). The region is famous for its subtropical agriculture – Axarquia is home to Europe’s largest mango and avocado growing area.

    The eastern part of the Costa del Sol is less built-up, and in many places the coastal strip remains undeveloped. The Sierra de Almijara mountain range descends almost all the way to the sea – creating picturesque cliffs, and the highest peak, La Maroma (2,066 metres above sea level), provides a backdrop to the beaches.

    How much do properties on the Costa del Sol Oriental cost?

    Compared to the western part of the Costa del Sol (Marbella, Estepona or Benahavís), this region remains more tranquil and still relatively affordable, attracting investors looking for seaside property, but in a more local, Andalusian setting.

    The most expensive location on the eastern Costa del Sol remains Nerja, known for its beautiful beaches and distinctive old town. Two-bedroom flats here typically cost between around €350,000 and €550,000, while penthouses or flats with sea views can reach prices of €600,000 to €800,000.

    The second most expensive location is Rincón de la Victoria, popular especially with Málaga residents and those working in the city. Modern two-bedroom flats here typically cost from around €400,000, and in new developments or right on the beach, prices can reach €600,000 or more.

    The towns of Torrox Costa and Torre del Mar (the coastal part of the municipality of Vélez-Málaga) remain slightly more affordable. In Torrox, two-bedroom flats typically cost around €350,000, while prices can reach €500,000 in new developments. In Torre del Mar, on the other hand, new developments near the beach reach prices of between €300,000 and €450,000.

    The most affordable location remains Algarrobo Costa, where two-bedroom flats with sea views are mostly in the €300,000 to €450,000 price range.

    The Costa del Sol offers extraordinary diversity: from luxury marinas and prestigious premium neighbourhoods, to family locations with full infrastructure, to peaceful enclaves amidst nature. A well-chosen location is the key to comfortable living and a secure investment.
