    Poles close to a record. They bought more than 4,000 properties in Spain in 2025

    As many as 4,136 houses and flats in Spain were purchased by Poles in 2025. – according to the latest data from the Registradores de España. This is almost exactly the same number as in the previously record-breaking year 2024. The interest of Poles in Spain is not waning, also for financial reasons – even on the Costa del Sol, real estate prices are competitive with the purchase of flats on the Vistula – also in Warsaw.

    How has the share of Poles in the Spanish property market increased?

    Exactly 4,136 properties, recorded in the purchase statistics for 2025, which is only 77 less than a year earlier. In the whole of last year, the average share of Poles among foreign buyers of houses and flats in Spain was 4.26% – with the highest (4.63%) in Q3, which then gave our compatriots the 8th place in the ranking. The British invariably lead the way (7.96% on average in 2025), ahead of the Germans (6.52%) and the Dutch (6.31%).

    Over the past 10 years, Poles have steadily increased their share of the Spanish property market – starting from a modest 1.23% among foreign investors (2016 average). In absolute numbers, this more than 3-fold increase means thousands of houses and flats on the Iberian Peninsula are purchased by Polish investors every year. In the last five years alone, this represents a total of 15,585 transactions that our compatriots have made in the Spanish property market.

    Spain is the favourite market of Poles. It is also the place for professionals and the aspiring middle class. Flats on the Costa del Sol are available in the price range from EUR 350,000, which corresponds to the purchase price of a flat in, for example, Warsaw. Of course, there is no upper limit in principle, especially when it comes to the most luxurious villas. The market is diverse and the Poles are building a strong position in it.

    On the Costa del Sol, flats or penthouses in the lower price range are worth looking for on the New Golden Mile, in Fuengirola, Benalmádena, Estepona or Mijas Costa. The secondary market is dominant, but the offer in new developments is growing steadily. Polish investors are most often looking for properties on the Sunshine Coast with prices ranging from €450,000 to €1.5 million.
